Not Japanese but I do know that housing in Japan is dirt cheap compared to the West. It is a combination of several things.
Part of that is demographics, yes. But part of it is also that houses are considered more disposable over there and thus are built more cheaply. Supposedly it is common for a house to be demolished and replaced every three or four decades
Plus the houses in Japan are for the most part smaller than American houses so that drives down price of construction too.

Thanks for the info. And another thing, your typical American family has way to much stuff, they need basements and garages and bigger houses.
