I know some real estate agents who are not very hard working nor very smart who became wealthy just from being slum lords, leveraging all the financing they could get, buying up as many rental properties as they could (mostly residential houses) in areas being gentrified (former black neighborhoods getting bought up by young white single men with guard dogs). Whenever they were squeezed they could just sell a house for profit and cash out equity to reinvest somewhere else.
