Deflation has not happened in Japan in any appreciable way, which has had a big demographic collapse.
Land and housing is incredibly cheap in rural towns that are turning into ghost towns one death at a time. There are no jobs or resources there so everyone further squeezes into mega cities causing them to get more expensive.
