The price to be paid is a choice.
Avoid any expense you can. Ride a bike to work. Go to the library for 100% of your books, movies, tv, and games (a lot of libraries are awesome, mine will even loan game systems). Live in your mom’s basement (or equally cheap place). Or even in a car/van. Get overtime/ a second job.
After you have enough cash, start looking for land with lax zoning. Look for land around lakes or in the country and you will find lots that let you live in an rv. Get an RV and live in it. Or build a small/cheap cabin.
You can flip real estate and get better and better. I’m on my 4th and final forever property. I started on a $17k (listed for $23k) 6 acres in the hills, and built a $15k offgrid cabin without loans.
The one thing I’d do differently is get a RV instead of a cabin. Would have been a lot cheaper.
